This table provides Pensacola market data statistics on residential single family waterfront homes in the Pensacola real estate market. As you can see, there is a huge disparity between prices of homes on the market and those that sold in 2007. Waterfront properties were very hot before hurricanes started to batter the gulf coast.
There has now been a shift in the perception of the value of Pensacola waterfront property, at least on the buyers’ side. It appears sellers still want a lot for their property, but the buyers aren’t paying it. Where the buyers are really paying is in their home owner’s insurance premiums. Waterfront still doesn’t come cheap, and neither does the insurance that goes along with it.

It looks like sellers of waterfront land are even more unrealistic about pricing than sellers of waterfront residential homes. Note that the average asking price per acre is over twice as much as the average sold price per acre.
